As one of the fastest-growing banks in Michigan, our client, Citizens State Bank (CSB), identified the need for a larger, more forward-looking headquarters to support their expanding operations.
CSB partnered with KJ Commercial to explore strategic real estate options aligned with their future needs. The mission: determine the most effective solution to support the bank’s continued growth and secure a location that reflects their evolving presence in the marketplace.
After evaluating a range of opportunities, including existing buildings and redevelopment sites, the team decided that a ground-up development was the optimal long-term plan.
However, identifying a vacant land site along the highly sought-after Woodward Avenue corridor in Royal Oak proved to be a formidable challenge.
Leveraging deep market knowledge and strategic insight, the KJ Team, led by brokers Kevin Jappaya, CCIM, David Jappaya and Preston Rabban, identified an on-market site that, while slightly under CSB’s desired footprint, checked every other box in terms of location, visibility, and potential.
Our team then successfully negotiated the off-market acquisition of the adjacent property, allowing us to assemble the necessary acreage to meet CSB’s needs.
