The KJ Commercial team successfully listed and sold this prime ±8-acre land site located at the southeast intersection of US-23 and Michigan Avenue in (Pittsfield Township) Ypsilanti, MI.
Through our outreach, we sourced a national company, QuikTrip, to purchase and develop a gas station and convenience store at this highly visible location.
Although the site is exceptionally well-positioned for this use, the road to closing was anything but simple. The property remained under contract for nearly 2.5 years, requiring multiple extensions and navigating numerous challenges, including municipal approvals, land-related issues, access constraints, and other complexities that could have easily derailed the transaction.
